Our diverse experience, allows us to a look at every aspect of a project and foresee expensive pitfalls. Some of which include lot status, legal and wide enough access, traffic impacts, drainage and soils types, critical areas including impacts requiring mitigation, shoreline, building and related reviews such as plumbing, mechanical and fire code requirements.
Permitting and problem resolution is a personal and emotional matter. We take on every project as if it were our own, analyzing and ironing out any review issues up front before a ton of money is spent.
I have 15 years experience on the public side and can see projects through the eyes of review and enforcement staff; I was one.
We coordinate with Department of Ecology and Department of Fish and Wildlife up front to incorporate their opinions or requirements into the critical areas study and plans so staff does not have to ask for it.
One of our niches includes remedying of enforcements actions for all aspects construction permitting including grading in and outside of critical areas, building and fire code violations etc.
We recognize and cater to the emotional element which is a given in these matters and often find ourselves in the role of mediator. With our diverse experience we handle aspects from the psychological and legal standpoint all the way through to site and permit planning, building design, construction and final inspection.
We know we are not all not built the same personality wise, and that everyone handles challenges and confrontation differently. People are afraid to speak up and often times let violations go unreported for fear of neighborhood retaliation. In some instances, neighboring activities can have dire effects; you wait months or years to report them and then are not sure where to turn. Attorneys are expensive and while there are times they are necessary, most simply are not the place to start as they do not possess the skill to walk the land and outline all of the critical area and building code issues. We document those facts, try to remedy and when and if it is time for legal counsel they have what they need from us which saves them discovery time. There are also situations where the county or city has not been provided with the information necessary to pursue a complaint. We work to advocate for those properties which have actually been harmed. We will never advocate for someone who is causing harm with malice, but will work with both property owners who wish to problem solve together.
We provide advice and a plan for the fix and do so honestly with cost effectiveness in mind. We have found that if we can acknowledge the emotional aspect that comes with this territory, assure them they are not alone, we can move to step three where we deal with the facts and get the job done.
"Communicate with others as clearly as you can to avoid misunderstandings and drama. If all of us would communicate with impeccability of the word, all of our relationships would change. There would be no wars, violence or misunderstandings".
